Garage doors with windows: the short answer
Most garage doors with windows have one row across the top section, which lets in light while keeping privacy. In Florida, windows must meet the door wind rating, and in windborne debris regions the 2023 Florida Building Code requires impact rated glazing. Windows raise a standard door from about $400 to $1,400 to $600 to $2,500 (HomeGuide). Glass repair runs $150 to $350.
Garage doors with windows let daylight into the garage and add style from the street. Most have a single row of windows across the top section, above eye level. Clopay, a large door maker, notes that this is where most garage door windows are placed.
In Florida, windows come with one big rule. The glass has to meet the same wind rating as the rest of the door, and near the coast it often has to be impact rated. This guide covers the styles, the glass options, the Florida rules and what windows add to the price.
What window styles do garage doors come in?
There are three main layouts:
- Top row windows. A row of windows across the top section. Clopay calls this the most popular layout, because it lets in light while keeping privacy and security.
- Full-view doors. Every section is mostly glass in an aluminum frame. They suit modern homes and give the most light, with the least privacy.
- Panel windows. Short or long windows sized to match the raised panels on a traditional door.
Window inserts change the look further. Grilles can mimic the shape of the home’s front windows. Decorative inserts add arches or other patterns. The style should match the house, but in Florida the rating decides what is allowed.

What kind of glass is used in garage door windows?
Several types of glass and plastic are used. Each one trades off strength, privacy and cost.
| Glass type | What it does |
|---|---|
| Tempered glass | Clopay says it is four to five times stronger than standard glass and breaks into small, rounded pieces |
| Laminated glass | A tough inner layer holds broken pieces in place |
| Impact rated glass | Tested to survive flying debris and wind pressure cycles |
| Polycarbonate or acrylic | Plastic panels that resist breaking and weigh less |
| Frosted, obscure or tinted | Let light in while blocking the view inside |
| Insulated (double pane) or Low-E | Reduce heat moving through the glass |
Some sources say building codes require tempered glass in garage door windows. A DASMA technical sheet on glazing says that typical garage door windows often fall outside those safety glazing rules. The safe answer is to check your local code before you choose.
Do garage door windows have to be impact rated in Florida?
Often, yes. The 2023 Florida Building Code, Residential says garage door glazing in windborne debris regions must meet an approved impact standard or ANSI/DASMA 115. The code defines those regions as areas within one mile of the coast where design wind speeds reach 130 mph or more, and anywhere they reach 140 mph or more.
Some local building departments go further. Martin County’s garage door checklist, for example, says garage doors cannot have glazed openings unless the glass is impact resistant. Rules differ by city and county, so ask before you order.
Windows also do not lower the wind rating your door needs. DASMA puts it plainly: the pressure requirements do not change just because the garage door has glazing. Our garage door wind load guide explains how that pressure is worked out.
A new door needs a building permit and an inspection. We’ll tell you exactly what your city requires before work starts.

Are windows a weak point in a hurricane?
They can be. FLASH, the Federal Alliance for Safe Homes, advises avoiding garage doors with windows in high-wind zones. It says windows add weakness to the door panel. FLASH recommends doors rated for 150 mph or higher.
If you want windows near the coast, impact rated glass is the way to keep them. It also matters for insurance. DASMA explains that on the Florida wind mitigation form, a home with glazed openings that are not impact resistant is marked as having no opening protection. That can cost you the credit.

How much do windows add to a garage door’s price?
Windows raise the price of a new door. HomeGuide lists a standard panel door at $400 to $1,400 and a standard door with windows at $600 to $2,500. Those are door prices before installation, and they are national figures.
Impact rated glass, insulated glass and decorative inserts all add more. In Florida, the rating usually drives the price more than the window style.
How much does garage door glass replacement cost?
Replacing a cracked window costs far less than a new door. The ranges below come from three sources. They are national figures.
| Job | National range | Source |
|---|---|---|
| Garage door glass repair | $150 to $350 | HomeGuide |
| Tempered glass, per window | $100 to $300 | Clopay |
| Insulated (double pane) glass, per window | $150 to $450 | Clopay |
| Labor for glass replacement | $75 to $200 | Clopay |
| Replacing a whole glass section | $400 to $1,000 or more | HomeGuide |
On a wind rated or impact rated door, the replacement glass has to match what the door was tested with. A DASMA sheet on component substitution warns that parts that are not identical can weaken the door and even void its certification.
Can you add windows to an existing garage door?
It is possible, but often not worth it. Clopay warns that adding a window section to an existing door can be a problem. The new section is heavier and can strain the springs. Colors also fade, so a new section may not match the old ones. Our garage door panel replacement guide explains matching in more detail.
On a wind rated door there is another issue. The door was tested as a complete assembly. Swapping a solid section for a glass one can change that assembly, which is exactly what DASMA warns about. In most Florida homes, a new door with rated windows is the cleaner choice.
What are the pros and cons of garage door windows?
The main benefits are daylight and curb appeal. A garage with windows feels brighter, which helps if you use it as a workshop or gym. Windows can also make a plain door look custom.
The trade-offs are privacy, heat and cost. HomeGuide notes that glass doors offer less insulation and privacy. In the Florida sun, clear glass can let in heat. Clopay suggests tinted glass to cut glare and heat, or insulated and Low-E glass to slow heat transfer. Frosted or obscure glass keeps light in and eyes out.
For a brighter garage without the storm risk, top row windows with impact rated, frosted glass are a common middle ground. If you want a darker color, our black garage doors guide covers what Florida sun does to them.

Questions about garage door windows
Top row windows sit above eye level, so they show little of the inside. Full-view glass doors show more. Frosted or obscure glass keeps light in and eyes out. In Florida, impact rated glass also resists breaking from flying debris, which helps with both storms and break-ins.
In windborne debris regions, yes. The 2023 Florida Building Code requires garage door glazing there to meet an approved impact standard or ANSI/DASMA 115. Some counties require impact glass everywhere. Check with your local building department before you order.
Usually, yes. HomeGuide puts garage door glass repair at $150 to $350 nationally. On a wind rated or impact rated door, the new glass must match what the door was tested with. DASMA warns that parts that are not identical can void the door certification.
Clear glass can let in heat in the Florida sun. Clopay notes there may be slightly more heat transfer than with a solid door. Tinted glass reduces glare and heat gain, and insulated or Low-E glass slows heat transfer. Top row windows limit the glass area.
They can. DASMA explains that on the Florida wind mitigation form, glazed openings that are not impact resistant mean the home is marked as having no opening protection. Impact rated glass avoids that. Ask your wind mitigation inspector how your door is rated.
